4-POINT INSPECTION —

An examination of the current condition of a house or condominium, reviewing four major systems:

  • Roofing: Is there apparent shingle damage or cracked tiling on your roof? Inspectors will be looking to determine the age, material and life expectancy of the roofing system.

  • Electrical: Do you know the type of wiring running throughout your house? Homes with aluminum, knob-and-tube and copper wiring present increased fire hazard risks and are commonly uninsurable.

  • Plumbing: Are the pipes in your home made of polybutylene, which is known to cause leakage problems? Inspectors will examine pipes to gauge their likelihood of bursting, which could lead to water damage.

  • HVAC (heating, ventilation and air conditioning): Does your home have air conditioning and central heating? If so, what condition are the units in and are there obvious signs of leakage?

Roof Inspections

WIND MITIGATION INSPECTION —

This inspection looks at 7 key areas of your roof to determine its ability to withstand strong winds and water intrusion.

  1. Construction Year: year home was built, which tells the home inspector how strict the building codes were.

  2. Roof Covering: the type of roof covering (shingle, tile, etc.) and age of the roof.

  3. Roof Deck: the material your roof deck (i.e. the material your shingles are nailed to) is made of, the type of nails securing the shingles, and how far apart the nails are.

  4. Roof To Wall Attachment: the method used to attach the roof to your walls

  5. Roof Geometry: the shape + slope of your roof.

  6. Secondary Water Resistance: the type of material between the shingles and roof decking.

  7. Opening Protection: whether you have additional protections on openings such as a sunroof, garage door, windows, etc.

Your mitigation inspection is good for five years, but if repairs are done after any time, a new inspection is required.

MOLD TESTING —

All of our HP inspectors have undergone training that earns them the credentials of Mold Certified Inspectors. These programs are administrated by the International Association of Certified Indoor Air Consultants, the leading certification body for inspectors in the home and building industry. This certification fully qualifies our inspectors to conduct a mold inspection on your property.

A mold inspection starts as a home inspection, which is a non-invasive, visual examination of the home's interior and exterior, and its various systems and components. Mold testing involves two main methods: air sampling and surface sampling. Both types require analysis by a third-party certified laboratory. By identifying the precise species of mold that is invading your home, it becomes possible to seek appropriate treatment.

SEWER SCOPE —

An inspector will use a specially designed camera on a long cable to view the inside of your drains. Depending on the access available and the company, a technician might start on your roof and enter a vent stack on the opposite side of where your sewer ends in order to access the sewer. This gives the inspector the best chance to find damage since the inspector can view the sewer from start to finish.

WDO (TERMITE) INSPECTION  —

A Wood Destroying Organism (WDO) Report is "a written report of an inspection on a home for visible and accessible evidence of an infestation or damage by wood destroying organisms" namely:

  • Live termites or other wood-destroying organisms.

  • Evidence of infestation by termites or other wood-destroying organisms including wood-destroying fungi

    • Damage by termites or other wood destroying organism

    • Previous treatment for termites or other wood destroying organism

By Florida statute, a WDO report is provided when a home or other structure is being sold and the mortgage lender or buyer requires the inspection as part of the transaction. If an inspection is done for these purposes, the inspection must be reported on a specific report form as required by Florida Law (Chapter 482.226, Florida Statutes and Chapter 5E-14.142(2)(c), Florida Administrative Code): WDO report form 13645, sometimes called the "1145 report" because of the old form number.

FLORIDA BALCONY TESTING —

Performed every three years, these inspections are critical to ensuring the health and safety of any people who might occupy these buildings. These inspections are designed to identify structural concerns. Each balcony receives a thorough visual inspection that includes fasteners, railings, ledger boards, wall attachments, and decking. All stairwell railings also are inspected.

Condo balcony inspections are required to occur every three years. This requirement is for buildings that are three or more stories tall and are more than 17 feet above grade. Balcony inspections are also required whenever ownership of the building is transferred.

If you are the owner of an apartment building, hotel, or other piece of publicly accessible property in Florida, then you are required to comply with a law that dictates occasional balcony inspections.
